- What if my property doesn't connect to amenities, like water or electricity?
Common types of property you’ll find on Hipcamp
🏕 Campgrounds, RV parks, and commercial camping businesses
Campgrounds and RV parks are some of the most popular listings on Hipcamp. Whether you’re a well-established business or a smaller operation looking to expand your reach, Hipcamp brings in new guests who value unique, well-managed camping experiences (Campgrounds report that 98% of Hipcamp bookings are from brand new guests they hadn’t reached before). With amenities like toilets, showers, fire pits, and hookups, these types of property are ideal for accommodating a wide range of the Hipcamping audience.
🌾 Working farms, ranches, vineyards, and agricultural businesses
Properties that are part of working farms, ranches, or vineyards offer a distinctive experience that allows campers to connect with the land in a meaningful way. These spaces are ideal for Hipcampers who want to immerse themselves in the rhythms of farm life, whether it’s waking up to the sounds of animals or learning about sustainable agricultural practices. Hosts can also enhance their listings and earn extra income by offering farm-to-table meals, animal encounters, or vineyard tours.
🛖 Cabins, treehouses, and glamping structures
For those who want to provide a more comfortable outdoor experience, unique structures like cabins, treehouses, yurts, and glamping tents are a perfect fit. These options blend the beauty of nature with the convenience of cozy accommodations. Hipcampers are often seeking properties with a creative touch—whether that’s an off-grid tiny cabin, a luxury safari tent, or a whimsical treehouse. Make sure to highlight any special features like wood-burning stoves, hot tubs, or eco-friendly touches.
🌵 Privately owned land and “raw” land
If your property is undeveloped or minimally developed, it could still be a great fit for Hipcamp. Many campers are looking for secluded spots where they can pitch a tent and truly disconnect. Highlight the natural beauty of your land, whether it’s a forested area, desert landscape, or hilltop with stunning views. Even without traditional amenities, you can create a memorable experience by providing clear directions, a designated campsite area, and perhaps a few extras like a fire pit or composting toilet.
Types of property not suitable for Hipcamp
🏡 Backyards and driveways in residential areas
Small backyards (under 2 acres) and driveways in residential areas typically aren’t a fit for Hipcamp, because Hipcampers are unlikely to have the space and privacy they need, especially if neighbors can see their site. Generally, they fail to connect the Hipcamper with nature. Further, toilets can be an issue for sites like this, as there isn’t usually enough privacy to go outside while using your personal toilet could feel intrusive.
🏘 Room, converted garage, or home rentals
We love that you want to share your home with Hipcampers, but we've found that certain homes aren't typically what Hipcampers are searching for on our platform. This includes long term vacation rentals, rooms, condos, apartments, and converted garages. Our whole platform is built on our mission to get more people outside, which means your listing should intend on connecting Hipcampers with nature above all.
🏟 One-time hosting events
As cool as your festival or one-time hosting event is, our platform is not built to support these and so we cannot allow you to list them at this time. If your land is always bookable by Hipcampers and you’re simply sharing a special event on your land through a new listing, that’s okay.
Frequently asked questions
🚗 What if I’m in a remote location with rough roads?
Remote Hipcamps offer some of the most beautiful and private experiences possible—our Hipcampers love them! That said, if you’re in a remote location we require a few things to ensure Hipcampers have the safe and comfortable experience in nature that they are promised.
- Clearly communicate road conditions and vehicle requirements to safely access your land.
- Specify how campers should communicate with you the day they are visiting your land.
- If there isn't cell service on and en route to your land, ensure campers are aware of emergency procedures.
- Provide at least one sign to indicate campers have arrived at the right place.
🦌 What if there is a lot of wildlife near my property?
If your property has a lot of wildlife activity, you can still sign up to Host through Hipcamp. The key is to set the correct expectations in your Land Description. When setting up or editing your property, we recommend that you be very clear about the possibility of encountering wildlife in your area.
Here are some helpful tips that you could include in your description and rules:
- Require that campers keep all food stored away in a bear box or a vehicle while not in use.
- If you allow pets to accompany campers, consider adding a rule that pets be kept on a leash while on your Land to prevent them from chasing or encountering wildlife.
- Provide examples of the types of wildlife in your area. If there are bears, coyotes, wildcats, or any other potentially dangerous critters, be sure to make that very clear in your description.
🚽 What if my land doesn’t connect to amenities, like water, sewage or electricity?
Hosting off-grid can be a fantastic way to showcase the natural beauty of your property, but it’s important to prepare for the needs of your guests. If you don’t have traditional utilities, you’ll want to provide alternative solutions to help Hipcampers enjoy a safe and comfortable stay.
- Toilets: All structures and sites listed on Hipcamp must have access to a toilet of some kind, whether provided by the Host or the guest. This includes portable, composting, and off-grid toilets. Find out more by checking Hipcamp’s Toilet Policy.
- Water: Consider providing containers of potable water or make clear in your listing that guests should bring their own.
- Waste & Garbage: Provide clear guidelines on how to leave no trace to preserve the environment.
- Electricity: Make it clear in your listing if there is no access to electricity and suggest campers bring solar chargers or battery-powered devices.
- Resources: Provide campers with guidance on the nearest places to recharge batteries, replenish water supplies, or access bathing facilities.
